Fountainhead Quad Cities



Beitler was retained as the master developer of a 130-acre parcel of property located along the Mississippi River in East Moline, Illinois to master plan and transform a former manufacturing site into a mixed-use project with both public and private uses. As part of Beitler’s involvement with the project and to ensure the creation of a “destination location”, Beitler secured a showcase of world-renown architects including: James DeStefano (site plan & residential) , Helmut Jahn (hotel) , Margaret McCurry (residential), Tom Oslund (landscape) and Stanley Tigerman (retail), all in one location for the first time ever.


During the term of Beitler’s involvement, Beitler established a new TIF district for the property and successfully negotiated a Redevelopment Agreement with the City which included, among other things, over $10 million dollars of public funding for Fountainhead’s infrastructure (including a 3.5 acre public park), unguaranteed by the owners. Additional achievements included the securing of a Hyatt Place and Hyatt House hotel franchise (the first Hyatt franchise in the Quad-Cities), selection of a qualified hotel operator, securing a GMP from a local general contractor, remediation of the site with approvals from the EPA, successful rezoning of the property and obtaining financing for a construction loan on the first phase of the project.
